- SMS Program information — your mobile phone number, the messages you send to and receive from our maintenance text line, the property address associated with your tenancy, and timestamps of the messages exchanged.

2. How We Use Information
- To respond to inquiries and requests submitted through the Site or by email.
- To operate the SMS Program: receive maintenance requests from tenants, ask clarifying questions, confirm the request was logged, and route it to the appropriate property manager.
- To maintain records of maintenance requests for the property owners we serve.
- To protect the security of the Site and our systems and to comply with applicable law.
3. SMS / Text Messaging Program
Program purpose
The SMS Program is a tenant-service channel operated by Altitude Enterprises LLC for the express purpose of receiving and responding to maintenance requests from tenants of properties we manage. It is not a marketing channel.
How tenants opt in
Tenants are given the maintenance text line as part of their move-in welcome materials and a lease addendum titled "Maintenance Text Line — Consent to Receive SMS Replies." By texting our maintenance line, the tenant consents to receive SMS replies from the program in connection with their maintenance request. Every conversation is tenant-initiated.
Message frequency, fees, and carriers
- Message frequency varies and depends on the tenant's interactions with the program.
- Message and data rates may apply, depending on the tenant's mobile plan and carrier.
- Mobile carriers are not liable for delayed or undelivered messages.
STOP and HELP
Tenants may opt out at any time by replying STOP to any message from the program; further messages will be discontinued promptly. Replying HELP returns instructions and program contact information. Opt-out and help responses do not count toward standard message frequency.
What we do with SMS information
Information collected through the SMS Program is used solely to operate the maintenance-intake service described above, to keep records of maintenance requests for the property owner, and to comply with applicable law. We do not use SMS Program information for advertising and we do not share it with third parties for marketing purposes.
4. Service Providers
We use a small number of vetted service providers to operate our website and SMS Program (for example, our website host, our email delivery provider, and the messaging platform that powers our maintenance text line). These providers are authorized to process information only on our behalf and only to the extent necessary to deliver the service. They are contractually restricted from using mobile opt-in information for their own marketing or sharing it onward for marketing.
5. Disclosures Required by Law
We may disclose information when required to do so by law, regulation, court order, or other lawful request from a government authority, or to investigate or prevent fraud, security, or technical issues, or to protect the rights, property, or safety of Altitude Enterprises LLC, our customers, or others.
6. Data Retention
We retain information for as long as necessary to provide the services described in this policy, to maintain records of maintenance requests for property owners we serve, and to comply with our legal and tax obligations. Tenants who opt out of the SMS Program have their phone number flagged as opted-out so that no further messages are sent.
7. Security
We use reasonable administrative, technical, and physical safeguards designed to protect the information we collect. No method of transmission over the internet or method of electronic storage is 100% secure, however, and we cannot guarantee absolute security.
8. Children's Privacy
The Site and the SMS Program are not directed to children under 13, and we do not knowingly collect personal information from children under 13.
9. Your Choices
- SMS Program: reply STOP at any time to opt out.
- Email: contact us using the address below to request a copy, correction, or deletion of personal information we hold about you, subject to applicable legal exceptions.
10. Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will revise the "Last Updated" date at the top of this page. Material changes will be communicated through the Site.
